Decks, porches, cedar sided homes, mahogany ,hemlock, pine, patio furniture, and privacy fences are all common wood materials used on the exteriors of residential and commercial structures. Any and all stain grade wood substrates in the Southwest Florida area go through a bevy of deteriorating elements from ultraviolet UV/ UVB rays, salt deposits, heavy moisture, and mold and mildew growth. Any stained grade wood exposed to these exterior elements will deteriorate over time. However, there are several important maintenance steps that can be taken in order to ensure the beautification and longevity of the wood surfaces. It is very important to identify maintenance issue before the wood becomes too damaged to ensure original beauty. First, a conscientious evaluation needs to be undertaken to the area before recommendations of procedure or coatings can be given. There are three very easy to identify ways to determine when the wood needs maintenance.

  1. Color degradation: Color degradation is the presence of uneven color within the semi-transparent or solid color coating. Depending on the amount of exposure to exterior elements, color degradation is a very easy way to determine when the sealer is no longer productive. If, the coating is losing its color and vibrancy, this is a sure sign that it’s time for maintenance.
  2. Fungus Growth: Wherever moisture is allowed to sit for long periods of time, there is always the risk of mold growth. Mold can deteriorate the coating from underneath and cause unsightly dark stains within the color. Removing fungus growth from wood substrates is not as easy as spraying surface with bleach. Bleach does NOT kill fungus; it merely bleaches it from its natural dark color. The spores are still living within the substrate and will return with more moisture.
  3. Seam Separation: The natural drying of wood substrates creates separation of the grains within the wood. Sharp edges can protrude upwards and create gaps within the material giving moisture an entrance into the wood. There is no way to fix this type of deterioration; however, if caught early, general maintenance steps can be taken to inhibit the progression of the separation.

The cleaning process is first and foremost in any wood refinishing or sealing process. Soft pressure washing with biocides are used to clean contaminates and natural growth that exists on and under the previous coating. In today’s world of stains, there are oil-based and latex-based stains and sealers. These products seldomly work together, and should be determined by a professional before purchase.

The surface temperature of wood should be taken into consideration before applying any material. Most stains need to be applied using a “wet edge technique. Applying coating over previously dried sections will cause color degradation and blotchiness. Therefore, application of semi-transparent and solid color stains should be undertaken over a wood conditioner for new wood or on a cool dry surface that is not in direct sunlight.
